Terms of Service

Listor is an MLS-drafting assistant for Quebec realtors. The service produces an export package only — the realtor submits the listing to Centris themselves. Listor does not publish to Centris.

Listor is offered by monthly or annual subscription, in three plans (Essentiel, Pro and Illimité) that give access to every tool and differ by their monthly allocation of listings and creative credits. Access to the Service requires an active plan.

Listings. A listing is debited from your allocation when it is created. Deleting a listing still in draft (never exported) credits the allocation back; a ready or exported listing is not refunded, as the value was delivered.

Creative credits. Each Atelier photo edit debits one creative credit. An edit that fails or that the structure check rejects is credited back automatically; a reported result may be refunded after review.

Allocations and add-on credits. The monthly allocation renews every period and does not carry over. Add-on credits bought individually or in packs never expire and are used once the monthly allocation is exhausted. The Illimité plan debits no credit.

Plan changes and cancellation. An upgrade applies immediately and is billed pro rata; a downgrade or a cancellation takes effect at the end of the current period, with full access until then. Without an active plan, the account becomes read-only.

Payment. Payments are made by card through Stripe, in Canadian dollars, taxes extra. The subscription renews automatically until cancelled. If a payment fails, full access is kept for seven days, after which the account becomes read-only until the payment is settled. Started periods and add-on credits are not refunded, except where the law requires it.

The realtor warrants they have authority to upload third-party (seller / property) data. The realtor is responsible for verifying the accuracy of AI-generated descriptions before publishing. Descriptions are AI-generated drafts; the realtor remains the OACIQ-accountable author of published content. OACIQ compliance is the realtor's responsibility.

By uploading documents to Listor, the realtor attests that they hold the necessary authorization from their client to provide them. The realtor understands that uploaded documents are analyzed by an AI system to pre-fill the listing, then kept encrypted with the listing until deleted (see the Privacy Policy). The realtor remains responsible for the accuracy and the legal basis of the documents provided.

You agree to use the service in accordance with applicable laws and not to compromise its integrity. We may suspend or terminate an account for breach, fraud, or abuse.

The service is provided "as is". To the extent permitted by law, Listor disclaims warranties as to the accuracy of generated content and limits its liability to amounts paid for the service.

These terms are governed by the laws of the province of Quebec. The French version prevails. Current as of 2026-09-16 (version 2026-09-16).
